ABOUT THE PROPERTY
The property is set in the heart of St Polycarpe - a much prized village situated in the rolling vineyards of the Languedoc Roussillon, 5 min drive to the east of Limoux. It consists of a stone house and an adjoining stone barn, which form a single L-shape around a garden area of around 95 m². Village properties with outside space are not easy to come by here and this is one of the last such properties of it’s kind left for sale in this village.
Both buildings offer two levels and have superb potential but are in need of complete renovation. I have full plans and planning permission for conversion of the two buildings into a 170 m², 3-4 bedroom property comprising:

The barn features good quality stonework and is structurally very sound but does need a new roof and floor structure. The house is essentially a shell with no roof or floor and you will need to rebuild the gable end wall above the first floor level. This is not a complicated job and will provide an opportunity to incorporate steel reinforcing that will further strengthen the structure.
There is a boundary wall to the garden, which could be extended vertically if more privacy were required. There is also space for off-street parking at the east end of the property.
The village is bordered by a small river and features a Roman viaduct as well as the beautiful church which is heritage-listed. Nearby Limoux has all the usual shops and services, although there is also a school in the village.
GETTING THERE
Ryanair fly direct from Stansted London, Liverpool, East Midlands, Dublin, Shannon and Brussels South to the local airport in Carcassonne. It’s a 30 min drive from there to the property.
Toulouse is 1 hour’s drive away
An hour’s drive away you have skiing in the Pyrenees and the beaches of the Mediterranean.
